Tiny houses are awesome, fun and fascinating.

And they are... for those who fit. What about families; how do they fit into a tiny home? Well, they don't but they fit quite well into a SMALL house. The math supports this: a tiny house is under 500 SF, that's 250 SF per person for a couple so a couple fit nicely into a tiny house. A small house is around 1000 SF. for a family of 4 that is also around 250 SF per person. BUT it leaves more space for extras that families need/want. A larger living space, more wall space for kid art, more traffic space and more doors to the outside so you can get away/escape/run wild if you need it. 1000 SF gives you more space to be creative with your layout, bedroom ideas, bathrooms and kitchen. With added walls, you also have more hidden space to tap into for storage. A slightly large house means more porch space, patio room and windows to bring in natural light.

A small house is not much bigger than a tiny house but still considerably smaller than the average american home at 2600 SF so you can still use all those tiny house gadgets that make tiny houses energy efficient, sustainable and fun. With 1000 SF finding a whole house tankless water heater is easily done, a small house is easy to heat and cool without committing to large HVAC units that a larger house must to use. There are new options out for super smart small window air conditioners that can be stored under bed when not in use. A small, removeable wood burning stove can heat the whole house and create a cozy atmosphere. Don't forget about the details. You can affordably add all the delicious details you love on high end houses in your small house and stay in budget. You have only a few walls to cover in shiplap, only need 1-2 fancy lights, you can make your house "smart" for under $1000 for everything, furnishings don't cost $50,000 and custom cabinets aren't such a stretch when you only need 6-10.

Lastly, everything is within your grasp. Forgot your keys in the kitchen, it's 10 steps. Do your kids need shoes to finally get out the door, there is only 1000 SF to search (but you know one is in their bathroom and the other under the dining table). Want to clean your house and find some "Me" time in the same day, done; it will only take 45 minutes to scrub your baths, vacuum, dust, clean the kitchen and sweep the porch.
